Item Description:
The UN Gigiri Complex comprises 140 acres, and hosts approximately 50 UN agencies, funds and programs and 3,500 UN staff.
Office buildings/ blocks A-J at the UNON complex were constructed as semi-prefabricated buildings in 1978, intended as temporary accommodation. They comprise nine blocks for offices, medical and other operational functions, and three blocks of workshops and a canteen. The overarching objective of the Replacement of Office Blocks A-J Project is the construction of new, right sized buildings to replace office blocks A-J which are now fast approaching the end of their design lives.
Directly related to this objective are two other independent works packages. Renovation of the remaining office blocks to make more efficient use of all the existing office space through implementation of flexible workspace strategies, and the early works, which includes the repurposing of an existing publishing services building into a modern, state of the art, mixed use service building.
This EOI focuses on the early works package, the scope of which includes repurposing of an existing 2,500 square meter building made up of office, production and warehouse space, construction of an adjacent annex and consolidation of all UNON’s service functions into this new 5,000 square meter mixed use service building. It is expected that the renovated building will include provision of purpose built facilities and infrastructure required for the publishing, information technology, medical and commercial services, consolidated warehousing, transport and vehicle functions. Current print production and warehouse space will be replaced with state of the art digital publishing and production facilities. It is intended that the renovated service building and adjacent annex act also as swing space or interim offices to house UN staff and operations affected by both ongoing construction works to replace office blocks A-J and renovation works to implement flexible workspace strategies.
For the above requirement UNON is considering engaging an established multidisciplinary company/ firm to provide integrated and full service consultancy services for the design, construction and specialist fit out of this new mixed use service building. The expertise of the firm/s shall include, but not be limited to the following key disciplines; architectural services, structural, civil, mechanical, electrical engineering services, space planning and interior design services, specialist information technology and security services, environmental, cost planning and estimating services.
Being a full service, tasks to be performed will include all the work stages/ plan of work, site appraissal/ survey, concept/ schematic and detailed design drawings, technical/ construction drawings, bills of quantities, specifications and contract documentation sufficient for tender and construction purposes, contract and construction administration, handover and project close out services.
Due to the multidisciplinary nature of the requirement, a consortium of firms or single multidisciplinary firm are encouraged to express interest. In the consortium, the prime firm or lead consultant shall have core competence in the architectural discipline. A consortium shall provide proof of agreement by the parties to participate in the anticipated upcoming tender.
It should be noted that the scope of this EOI is considered a project on its own and does not include consultancy services related to construction of the new buildings and or implementation of flexible workspace strategies.
