Item Description:
The United Nations Procurement Division/Global Procurement Support Section, hereby invites qualified and Competent Companies to submit their expressions of interests to establish a contract for Repairing Works for Extraordinary Maintenance of Buildings at RSCE for a period of sixty (60) calendar days with no option for further extension of the contract term.
The buildings host the functions of offices, conference rooms, training rooms, meeting rooms, technology center with server rooms and Washrooms.
Each Building (1, 2, 3, 4) is developed on two floors (ground and first floor) with a total surface area of approximately 1050 sqm.
The structures are mainly composed of reinforced concrete elements apart from the final special roofing structure realized with steel components.
The side walls are realized with concrete masonry units (CMU).
All-inclusive pricing
The Contractor shall be responsible for providing all the necessary personnel, supervision, tools, plant and equipment, materials, consumables, supplies, transportation, personnel travel, administration, insurance and all other costs required to fulfil all its contractual obligations.
The core activities include but are not limited to:
1. Site preparation, mobilization, fencing, signace, temporary utilities, protection and demobilization and any other activities related to the Safety Plan implementation, all in accordance with pertinent Ugandan Laws and regulations.
2. Site cleaning, removal, loading and transport of all undesirable materials to an approved site at any distance, including all the related fees and any other activity necessary to carry out the works as per best engineering practice, in accordance with pertinent Ugandan Laws and regulations.
3. Provision and installation of LED Driver, Input 200-240V 50/60Hz, 350mA, 60-70W, pf=0.98. Spares should be handovered to the UN RSCE Point of Contact. Including all materials, equipment and manpower to complete the works as per good engineering practice.
4. Servicing and final Hand-over. (The systems are currently up and running)
5. Removal of the existing external ceramic flooring including underlying slab cement, loading and transportation of all undesirable materials to an authorized site at any distance, all the related fees and other activity necessary to carry out the work as per best engineering practice.
6. Provision and Installation of Ceramic Tiles, first choice Grade 1, from best brands in the market, non slip porcelain tiling, thickness non inferior to 1cm, with proper skirting boards, including high-performance cementitious adhesive, thickness of adhesive up to 5 mm, (type MAPEI KERAFLEX or similar) including expansion joints as per good engineering practise, cuts and any any other activity necessary to carry out the works as per good engineering practise. The price also includes the provision and installation of polymer-modified cementious mortar for grouting joints up to 6mm wide (type MAPEI Kerakol FF or similar).
7. Provision and installation of Audio/Visual fire alarm device – WARNING PANEL, from best brands in the market, to be installed on the ground floor of the Tech Center, main entrance, and on the first floor offices area, as per instructions of the UN RSCE Point of Contact. Optical section provided with a synchronization function, and realized with a LED and lens that grants a high efficiency value, as per standards EN 54-23 or similar International regulations, while maintaining low power consumption.
8. Re-Commissioning and final Hand-over
“Re-Commissioning” shall mean all tasks (i.e. workmanship, consumables, materials, etc.) required for all systems for the purpose to reset as if they were being installed new.
A hand-over certificate will be issued bythe UN RCSE Point of Contact after a final inspection and test, to certify that the works are well executed, the systems are working and in operation as per their original purposes.
9. Electrical Works
10. Cleaning of the all surface (ml 13,00) by metal brushing and subsequent cleaning with hydraulic blasting equipment, with water at a high pressure to remove dirt and all the old metal deposits and oxides to obtain a finishing equal to SA 2.0.
11. Removal of all existing interlocking concrete pavement (sidewalk) close to the main entrance of RTCC Building, without damaging it, including removal of concrete curbs (as per concept design) including the disposal in indicated site or area specific as per RCSE Representatives instruction
12. Installation of the existing interlocking concrete pavement with proper slope for rain water dranage towards the existing underground rain water channel, with joints that create openings in the pavement surface when assembled into a pattern. The joints are filled with permeable aggregates that allow water to freely enter the surface.
13. Removal of the all silicone sealants previously applied to all expansion joints, alluminium or metallic rain gutters, PVC pipes, ceramic tiles, and provision and installation of an acetic-crosslinking silicone sealant type MAPEI Mapesil AC, or similar, to be used with a bonding enhancer type MAPEI Primer FD, or similar in order to seal expansion joints of ± 25% expansion of the initial size, to form a perfectly elastic gasket between different construction materials.
14. Water condenser pipes of the all internal HVAC main and secondary units – Inspection of the all system to correct possible wrong slopes of the water condender pipes.
15. Maintenance of Fire Detection System.
Note: The resulting contract shall be task order based.
